Abstract: | The maintenance of tertiary institution buildings in Nigeria as over time been faced with the issue of funding. Funding is not the only problem militating against the maintenance work of Nigeria tertiary institution buildings; cost overrun and underestimating and poor maintenance management culture also contribute to maintenance problem in tertiary institutions and this frequently result in failure of management to recognize the value and need for realistic budget and in return affect the maintenance work of tertiary institution buildings in Nigeria. This study focused on the assessment of maintenance management of buildings at tertiary institutions in Kwara State. The objective of the study were to: examine factors affecting maintenance management of tertiary institutions buildings in Kwara State; examine the challenges of maintenance management of the tertiary institutions buildings in Kwara State.; determine the most effective maintenance implementation strategies, for the execution of the maintenance works at the tertiary institutions. The data type was primary data while the method of data collection was questionnaire. 105 questionnaires were administered and 87 were retrieved and analyzed using MIS. The study found that the most important factor affecting maintenance management was building characteristic and on average all the factors affecting maintenance management are important. Building material is the most important challenges facing maintenance management of tertiary institution building and the average all the challenges are important while Establishing priorities was discovered to be the most effective implementation strategy. On average all the maintenance implementation strategies are effective. Stakeholders in-charge of maintenance should find a way to reduce the effect of Building characteristics factors while special attention is been giving to the most important challenges facing maintenance management and the most effective implementation strategy. |
