Suitability Location of Solid Waste Collection Points for Chanchaga Local Government Area, Niger State

Title: Suitability Location of Solid Waste Collection Points for Chanchaga Local Government Area, Niger State
Authors: Baba, M.; Musa, A.W.; Olaniyi, A.M; Bala, M.K; Tanko, F.
Abstract: Population growth and uncontrolled urbanization has made solid waste management an imperative issue for environmental management and sustainability. The study conducted site suitability analysis for solid waste disposal in each wards of Chanchaga Local Government Area (LGA) of Niger State with a view to recommending most suitable sites for solid waste collection in the study area. The data used for the study was Landsat 8 OLI of 30m spatial resolution, soil map was obtained from Food and Agricultural Organization (FAO), Digital Terrain
Model (DTM), Administrative map and the geo-location of the existing solid waste collection points in Chanchaga LGA. The derived factors were reclassified and spatially analysed based on the minimum standard setup by Environmental Protection Agency (EPA), 2006 for high, moderate and least suitable waste collection site. The outcome depicted that about 90% of the solid waste collection site does not meet up with the standard setup by EPA, 2006. Furthermore, the study revealed that most residential buildings were located in a confine radius of less than 50m to most of these collection sites, which is inappropriate and unacceptable. Indiscriminate dumping of waste within residential areas, water body, road network and drainage systems should be discouraged. Provision of waste cans for household and frequent evacuation by the relevant authorities should be encouraged. Finally, based on the EPA 2006 minimum standard, suitable solid waste collection sites were determined and recommended for use in the study area.

Title: Analysis Of Factors Influencing Choice Of Residential Location In Minna, Nigeria
Authors: Aliyu, S.J; Shaibu, S.I; Medayese, S.O; Bala, M.K; Ajayi, M.T.A
Abstract: Abstract: The concern about the quality of urban life in cities has led to an increasing concern amongst planners and policy makers on how to measure those variables that influence the household choice of residential location among the residents of Minna. The study examines the factors that determine resident’s choice of location in Minna, Nigeria, by investigating these factors responsible for household choice of residential location. In achieving this, the research methodology adopted Multi Stage sampling technique for cluster sampling. Simple Random Sampling was then used in each cluster for the administration of 384 questionnaires in the study area in order to assess the various attributes in choice of location. The data obtained was analyzed using the Statistical Package for Social Science (SPSS) and MS Excel, thereafter, presented graphically by the use of charts and tables. From the study, it was noted that physical/environment factor, facilities and amenities, security factor and community/socio-economic factor influences choice of residential neighbourhood at a reasonable extent with a Mean Weighted Value (MWV) of 2.88. It shows the extent these factors influence choice of neighbourhood in the various densities of low, medium and high densities. Therefore, the study concludes that among all factors measured, housing and environmental quality within the physical and environmental factor influences choice of location among the residents of HDNs and MDNs, while, building aesthetic, housing/environmental quality, nature of neighbourhood layout and neighbourhood density influences choice in LDNs.

An Investigation of the Socio-Economic Implications of the Violation of Land Use Laws in Kpakungu Area of Minna, Niger State, Nigeria

Title: An Investigation of the Socio-Economic Implications of the Violation of Land Use Laws in Kpakungu Area of Minna, Niger State, Nigeria
Authors: Bala, Maimuna K.; Sulaiman, Yahaya M.; Nsofor, G N.
Abstract: Over the years, there has been a rapid increase in population of people and socio-economic activities at kpakungu. The major reasons for this increase have been ascribed to the number of investments and socio-economic activities which have culminated in increased and deplorable living conditions. The residents, who are in desperate need of shelter to provide accommodation, tend to develop properties without taking account of the land use planning pattern or zoning regulation, thereby building properties that are not in conformity with the planning regulations. This study is aimed at investigation of the Socio-economic Implications of the Violation of Land Use Laws in Kpakungu Area of Minna and the state and rate of compliance with these laws. Questionnaire administration, Personal interview and field analysis were utilised. The results indicate that the population growth and socio-economic activities in Kpakungu have led to over stretching of facilities which encouraged over-crowding in the area and attendant consequences such as the growth of slums due to lack of plan and alteration to Minna city Master Plan. Therefore, State Government should review the laws enacted ensuring that households abide by such laws and set a fine for non-compliance with the laws. There is also the need to establish a housing policy to provide sufficient and affordable housing for the lower income group so that illegal sub-divisions on buildings for residential purposes can be eliminated.

Authors: Olatunji, ayodele; Adama, unekwu; Adoga, Odegwu; Ojetunde, ismail; shittu, adewale
Abstract: This study aims to examine the anecdote that the Valuation Standards template for valuing specialized property, suffices for valuing a Non-Performing Agricultural Entity, NPAE. Data from a purposive case study of OxFarms and interviews with 7 practising Estate Surveying and Valuation firms and a questionnares-survey of 29 commercial Farms in Minna environs were applied using qualitative theme analysis. The main objectives are to analyse existing valuation standards template for specialized properties, and benchmarking of NPAEs, with reference to OxFarms case study. A collective grade point index, CGPI, was developed to assess and classify Farms’ operational performances. The study found out and concluded that the general standards for valuing specialized property do not fully recognize the operational performance state of agricultural entities. It was recommended that the application of an appropriate classification model to assess the operational performance status of an identified specialized property and combined techniques of a mix of multiple bases and methods matching the purpose of valuation would provide a pathway to best practices in valuing NPAEs. By implication, this approach would potentially move valuation practice closer to the reasonable level of accuracy expected by users of valuation services.
