Abstract: As the needs of owners and residents change, buildings often need to be refurbished, resulting in high costs during construction, operation and maintenance with loss of functional use of the building. Most new building projects are focused on a specific program for which they are perfectly meant for. However, in this era of economically challenging times we need buildings that can easily adapt to changes in the market in order to prolong their durability. Combining living and working gives a lot of planning problems because, both the two functions complement one another in the use of qualities spaces. In addition, the usual cycle of building and demolishing buildings is now becoming a big problem which needs strategic solutions. Hence. this study develops a systematic approach to study and analyze the properties of expected changes in the facility constructed and specific design strategies that may increase significantly the flexibility or ability to adapt to changes in the building. Therefore, three types of changes to the building are in its function, the capacity of the system, and the environment and flow of people in and around the building. These design strategies can provide specific means to change the interactions between the functions, systems and environment which will effectively and efficiently compensate for changes during refurbishment, later. It was recommended that these design strategies will increase the initial value of construction costs average less than 2%, usually reducing the original construction time.</summary>

    <summary type="text">Title: Exploration of the Key Elements of Traditional Residential Housing for Cultural Heritage in the Southeast, Nigeria

Abstract: The essence of traditional building style is to portray its unique regional cultural features, which reflect the social, history and culture of the people. These unique regional cultural features in the Southeast, Nigeria include the wall decoration with motif, use of courtyard, placement of Obi, carved materials (doors, timber columns/ posts), use of mud, house design and forms and locally sourced construction materials. The traditional building has changed from one stage to another and to such an extent that the socio-cultural and housing identity aspect are absolutely getting lost. However, non-availability of documented traditional housing elements to the construction industry leads to non-adaptation of such elements by the construction industry or stakeholders. The aim of this research is to explore the key elements of traditional residential housing of the Southeast, Nigeria with a view to promote cultural heritage of the people. Qualitative research carried out through the administering of questionnaires, interviews and observations in some villages in the Southeast part of Nigeria has shown that buildings are designed and constructed without identity which does not promote the cultural heritage of the people. This research therefore, recommended that for sustainability of cultural heritage, Architects and designers at preliminary design stage should consider the unique regional cultural features in that region.

Abstract: Abstract&#xD;
The study aimed at identifying liveability variables which can be utilised in the design and as well used for quick liveability assessment of public housing in the study area. Liveability consideration has become a requirement in which cities around the world are re-examining their urban issues so as to enhance the quality of life. Hierarchical Cluster Analysis, Factor Analysis and Multiple Regression Analysis were used to respectively group, reduce number of variables, and validate and measure how well the 21 identified variables predicted Resident Perceived Satisfaction Index (RPSI). The model produced an R2 value of 71.3% indicating that only 28.7% of variables causing variation in RPSI were outside the prediction domain of the model. The model can be used as a quick liveability assessment tool for the residential environment while variables identified serve &#xD;
as foundation design and planning considerations for public housing delivery in the study area.</summary>
